Home Information Pack (HIP) 

     When a property is first marketed a seller must be in a position to to produce a Home Information (Seller's) Pack or confirm that one
     is in the course of being produced. The only exceptions are private sales (ie not through an Estate Agent), sales of new properties by
     builders and sales of shared-ownership properties to purchasers nominated by a housing association. Exceptionally, if a property
     has been continuously marketed since a date prior to the new legislation, a HIP will not be necessary.

     A Home Information Pack can be obtained from our office. The pack will include a Sale Statement, Land Registry
     documents (in the case of a leasehold property a copy of the registered lease will be included), a Local Authority Search,
     an Energy Performance Certificate and a water company search.

     The HIP can also contain documents which are relevant to your property. These are optional. They include: planning consents,
     building regulations applications, road and sewer adoption agreements, phone and cable-tv agreements and a fixtures and fittings
     form.

     There are further options available, when you order your HIP, which we will be happy to discuss with you.

     Our charges for properties in Milton Keynes are:

£352.52 (inclusive of VAT) for freehold properties
£402.52 (inclusive of VAT) for leasehold and shared-ownership properties.

     If you want us to prepare a HIP, you can help us by printing off the following three forms, which are in "pdf" format.

     them to our office, with a short covering letter. The postal address can be found on our Contact Us page.

     You will need to have Adobe Acrobat Reader installed on your computer to read "pdf" documents. If you do not have it you can

     1) Sale Statement Form   This form tells a prospective buyer what type of property is being sold and the status of the seller.

     2) Home Use Form   This gives details about the use and enjoyment of the property by the seller.

     3) Home Contents Form   This states what fixtures, fittings and household contents are included (or not) in the sale price.

     Payment of our fee is by cheque, debit or credit card. We also offer a deferred payment scheme, subject to a 9% surcharge.
